Which Property Strategy Should I Start With?

I hear this question more than anything. 

Here's the simple solution, if your struggling to settle on where to begin.

I think ultimately before starting any business or side hustle your going to need a plan of action. You need to ask yourself, what is your end goal? Where do you want to be in twelve months from now? 

May be you want to quit the day job and replace your income. You might want to earn £5,000 a month or you might want to have completed X amount of flips or projects.

Whatever your goal is... once you know what that looks like, you need to set about reverse engineering that end goal. You do that by breaking down how you make that happen. What tasks do you need to complete each month, week, day to move toward the goal. 

This will give you some clarity.... in terms of which strategy would be best to help you reach that end goal you have.

The problem is many people starting out flit from one thing to another. The reality is you will only succeed if you have a clear plan and you know how to get there one step at a time, one day at a time.

Remember that small consistent actions in one direction will eventually lead you somewhere.

Save Money, Never Trust A Property Guru!

The average cost of property courses is anything from £2,000 up to £50,000+ for a 12 month mentorship.

It's obscene isn't it, that they get away with charging these sums? But what is worse, much worse... is how they are sold or marketed. I have witnessed first hand at property seminars and also on webinars, how they sell these high-ticket courses.

They use so many N.L.P. tactics it's like being subjected to a masterclass in selling or should I say mind control? They ask questions like... Raise your hand if you want to be financially free? Do you want to escape your 9 to 5? Do you want to increase your income? People all around the room agreeing and raising their hand.

This is a common tactic they use to get you into a 'yes' mindset. They use many other dark arts too, but ultimately they sell a dream scenario and show you only the best case scenarios. They also really drive home... how easy it all is and how you can do the same thing.... if only, you buy their course and then they drop a specially discounted price for one day only to pressure you into a decision.

Now I love a good sales pitch, but when your over-selling something, and making it sound like a 'get rich quick' type scenario... you lose credibility with me. I know from personal experience that you can make money in property, I've done it myself and seen many others do it so the opportunity is real. However.... these property gurus and trainers, do two things wrong...

They charge way too much and... they mislead people by making outrageous and misleading claims.

The truth is.... of course you can make good money and you can in some cases generate an income that can alter your life massively. But understand this... Property investing and using strategies, is not super easy or a super quick route to wealth. If you understand the opportunity and you understand that, it will take lot's of action, hard work and consistent effort, you are the right person with the right attitude. If your the type of person who is only interested in getting rich quick, go buy a lottery ticket and cross your fingers.

The key thing since we entered the property education space is, you don't have to spend tens of thousands on courses anymore. Don't ever go into debt for a course, no matter how good it may seem.
