How to Find Investors on Linkedin

This morning... I had an email from somebody who reached out to me for help...

He was struggling to find engagement on LinkedIn (looking to find property investors). I emailed a reply and thought this would be a really valuable post, so here it is.

Whilst honesty is important - you also have to think how an investor client will perceive this post or any post you create for that matter.

If I see two property sourcers and one is posting content daily on things relevant to me specifically and they're talking about my biggest pain points, my problems, my dreams, my goals... that content would make me stop the scroll and read and possibly engage with you.

If I feel like they're talking directly to me because of the content - I'm on the hook, I'm interested and if they can back that up with more good content that also resonates WITH ME... I'm going to likely engage in some way, book a call, join your email list, like or comment, send you a DM and reach out in some way...

Then there's another sourcer... who posts daily content that covers, looking for your next investment, looking to invest but not sure how, looking to invest but don't have the time and so on...

It just doesn't really speak to anyone, it doesn't get any sort of a reaction, because there's no hook or emotion or pain being resolved. The content is far too generic, too impersonal and doesn't work.

It might feel logical and make sense, but the difference is in the reaction to the content and how it lands with your audience.

The key is... You NEED to FIND YOUR AUDIENCE

You need to really have that ICA (ideal client avatar) down.

  • What type of investor do you want to work with?

  • What type of investments do they want?

  • What are their goals and dreams?

  • What's stopping them from doing it alone?

  • What are their main problems and hurdles when it comes to investing?

  • What are their obvious pain points?

  • What does success look and feel like to them personally?

It looks like from your posts, that you're aiming your content at people who are 'cash rich, time poor and knowledge poor'.

This makes sense at first, it's logical even, but this is way too generic, there's lot's of this type of content floating about social media unfortunately.

(Thanks to property courses teaching people they just need to go find CASH RICH, TIME POOR investors. This type of content is trying to appeal to everybody and in doing so it fails big time.)

If I see one more person explaining the basics of investing over leaving their money in the bank - I will explode! :)

Let's look at an example - Imagine that I want to focus on 'Flips' and I'm looking for investors that are only interested in investing in flip projects .

This gives me something to work with...  If I want to find flip investors, all my content I put out will be aimed ONLY at people looking for flips and investing in flip projects.

So now all my content talks about things like this:

  • The big problems that flip investors have

  • How to analyse flips

  • How to find great flip opportunities

  • 5 ways to ensure your next flip is a success

  • How to increase your profits on your next flip

  • How to fund your next flip in 3 simple steps

  • Run out of capital for flips? Do this instead...

And this list of content ideas could go on and on and on... just problem solve!

If I'm an investor and I see this content, it's going to make me stop scrolling and read BECAUSE it will 100% resonate with me.

It pulls at me in some way, I feel like this post or video or content is talking directly to me.

They're talking my kind of language and about my specific problems. IT'S INTERESTING!

The way to get engagement in 2025 with any audience is to niche down on WHO EXACTLY YOUR ideal client avatar is! Work out who then solve all their problems, now that's interesting.

Don't be generic as this just becomes another post to scroll past as it's not really resonating with anybody - it's not making people stop the scroll.

Engagement happens when we make people feel or think something strongly.

So always ask yourself is my ideal client avatar going to think this content is amazing?

This also solves another problem - you will ALWAYS have content to create as you just need to brainstorm - how to help your ideal client, how can you turn up today for your audience and give them real tangible value. Then do that... and you'll be onboarding investors / clients, and building an email list of potential clients, in no time at all with this one shift in

how you create your content.
